Guide to the Design and Construction Process for Your New Home

(Note: Depending on jurisdiction and/or size/type of project Planning approval may not be required, which means we can submit Construction Drawings directly to the Building Department for a Permit.)

● Upon Planning approval, we will commence the Construction Documents phase. Here we further refine the design and detail all major components while collaborating with consultants such as the Structural Engineer.

● Permitting: We will assist you in navigating the permit application process, preparing the required documentation, and working with local authorities to obtain necessary approvals. This step ensures compliance with building codes and regulations.

● Contractor Selection: We can provide recommendations for reputable contractors or collaborate with a contractor of your choice. This involves obtaining competitive bids, reviewing proposals, and assessing qualifications to select the best fit for your project.


5. Construction Observation Phase:

● Navigating Approvals: Navigating through the city planning and permitting process is an important part of the architectural journey. We will dedicate 1 to 2 months to secure the necessary approvals, understanding that each city/county has its own project backlog to review.

● Documenting the Dream: During the Construction Documents phase, which typically lasts 1 to 3 months, we meticulously document every detail of your project. These comprehensive documents lay the foundation for a smooth construction process, ensuring accuracy and clarity in every aspect.

● Building for Brilliance: As we approach the construction phase, we estimate 1 to 2 months for building approvals and permitting, ensuring compliance with regulations and standards. This step paves the way for a seamless transition from planning to execution.

● Construction Unveiled: The construction phase is where your vision takes shape and becomes a tangible reality. Depending on the complexity of site conditions, such as staging and parking availability, we estimate a construction timeline of 10 to 18 months.

From our very first meeting to the moment you turn the key and step into your finished dream home, we estimate a timeframe of approximately two years for an entire new home. Of course, small projects and remodels would be substantially less. This timeline accounts for the various stages we will navigate together, ensuring that no detail is overlooked.
