Guide to the Design and Construction Process for Your New Home

Congratulations on embarking on the exciting journey of building a new home! As your architect, we are here to guide you through the design and construction process, ensuring a successful and rewarding experience. This guide will provide you with a comprehensive overview of what to expect throughout each phase, from initial concept to the final construction of your dream home.

1. Pre-Design Phase:

● Initial Meeting: We will have an introductory meeting to discuss your vision, goals, and requirements for your new home. This is an opportunity for you to share your ideas, preferences, and any specific needs you have.

● Site Analysis: We will evaluate the characteristics and constraints of your property, including topography, orientation, views, and zoning regulations. This analysis will inform the design process and ensure that your new home integrates seamlessly into its surroundings.

● Ordinance Review: We will review the specific zoning ordinance and analyze potential limitations and opportunities.

● Establishing a Budget: We will collaborate to establish a realistic budget for the project, considering factors such as size, complexity, materials, and finishes. It is important to have a clear understanding of your financial parameters early on to guide the design decisions.

2. Schematic Design Phase:

● Concept Development: Based on our discussions, site analysis and ordninance review, we will create initial design concepts that capture your vision and reflect your lifestyle. This phase focuses on exploring different layouts, spatial arrangements, and architectural styles.

3. Design Development Phase:

● Design Refinement: We will collaborate closely to refine the design, making adjustments based on your feedback and incorporating any additional requirements. This process includes selecting materials, finishes, and fixtures that align with your aesthetic preferences and budget.

● Design Documentation: Once the design is finalized, we will develop drawings and exterior specifications that illustrate the design intent and provide necessary information for obtaining Planning approval. (Note: Depending on jurisdiction and/or size/type of project Planning approval may not be required, which means we can submit Construction Drawings directly to the Building Department for a Permit.)

4. Construction Documents Phase:

● Upon Planning approval, we will commence the Construction Documents phase. Here we further refine the design and detail all major components while collaborating with consultants such as the Structural Engineer.

● Permitting: We will assist you in navigating the permit application process, preparing the required documentation, and working with local authorities to obtain necessary approvals. This step ensures compliance with building codes and regulations.

● Contractor Selection: We can provide recommendations for reputable contractors or collaborate with a contractor of your choice. This involves obtaining competitive bids, reviewing proposals, and assessing qualifications to select the best fit for your project.

5. Construction Observation Phase:

● Construction Administration: Throughout the construction process, we will serve as your advocate, coordinating with the contractor, reviewing progress, and ensuring that the design intent is faithfully realized. We will conduct site visits, address any design or construction queries, and keep you informed of the project's progress.

● Problem Solving: Challenges may arise during construction. We will work closely with the contractor to identify solutions, maintaining the project's quality and adhering to the established budget and timeline.

● Project Completion: Upon completion of construction, we will conduct a thorough inspection to ensure that the work meets the design intent and the required standards. We will create a punch-list of outstanding items the general contractor should address before final payment is made.

6. Post-Construction Phase:

● Navigating Approvals: Navigating through the city planning and permitting process is an important part of the architectural journey. We will dedicate 1 to 2 months to secure the necessary approvals, understanding that each city/county has its own project backlog to review.

● Documenting the Dream: During the Construction Documents phase, which typically lasts 1 to 3 months, we meticulously document every detail of your project. These comprehensive documents lay the foundation for a smooth construction process, ensuring accuracy and clarity in every aspect.

● Building for Brilliance: As we approach the construction phase, we estimate 1 to 2 months for building approvals and permitting, ensuring compliance with regulations and standards. This step paves the way for a seamless transition from planning to execution.

● Construction Unveiled: The construction phase is where your vision takes shape and becomes a tangible reality. Depending on the complexity of site conditions, such as staging and parking availability, we estimate a construction timeline of 10 to 18 months.

From our very first meeting to the moment you turn the key and step into your finished dream home, we estimate a timeframe of approximately two years for an entire new home. Of course, small projects and remodels would be substantially less. This timeline accounts for the various stages we will navigate together, ensuring that no detail is overlooked.
